Flippin’ Friday!

It’s so much fun to finally share a flip house progress post again. It’s been too long!

In case you missed it, check out my latest flip, the Plain Jane.

The landscaping around this house wasn’t just overgrown, it was extensive. There are beds on both sides of the sidewalk, a large bed underneath the tree at the corner of the sidewalk that had been taken over by a zillion other things weaving in and out of crazy tree roots above the ground, and a large bed at the front left corner of the house. Edging blocks have been placed all along the perimeter of the beds, but they were sunken and about level with the ground, so they also were taken over by roots and weeds. We decided to scale back on the beds, and used some of the edgers to outline new, smaller beds.

After a huge cleanout, my sister and brother-in-law took advantage of a cool day after after a good rain to get some plants in. There is still mulch and clean up to be done, but it’s off to a great start!

The HVAC has been replaced, and we are working on finalizing a plan for the septic system, making sure we know exactly what is needed. Septics are complicated beasts, with varying levels of professionals who are certified to do certain tasks (design, installation, maintenance, inspection, etc), and this is all backed by a web of government bureaucracy. So figuring out who and what are complicated tasks. My brother-in-law has been wading through that fun pool!

Inside, the limited demo is mostly done. The master bath has been gutted, vanity tops are down, kitchen cabinets and appliances are gone, and the carpet is out. This half wall between the breakfast and family room is also down. It’s amazing how something like that can make it feel so much better.

Upstairs, we’ve reclaimed the fourth bedroom by closing off the opening to the master and making it a step in closet. The other closet has now been removed, and not only is the room much bigger, but there is also now a place to put a bed!

As for me, I’ve been knee deep in planning. I spent a good chunk of time planning what to do with the kitchen and developing a general game plan for the house. This includes making a long materials list and shopping for selections. The flooring was the trickiest part. The master bath is proving to be the last stumbling block.

I’ll share more in a kitchen post, but for now, the kitchen will be white perimeter cabinets with a wood island made from existing cabinets. The island will increase from 4′ to 6 1/2′. The new cabinets have arrived, but floors will be first.

So much of my week has been spent getting the cabinets to my shop and stripping them. My shop is a stinky mess, as am I, but I’m done with the stripping and sanding and ready to clean and stain next week. Cannot wait!

As the floors get going, I’ll continue working on the island and updating the other bath vanities. I’m excited!!
